After installing and running the development server I got:

NEXT_PUBLIC_GOOGLE_MAPS_KEY=

I don't have the API keys, but the page should still be visible, right?

Ah! I see the issue c:

Your PROJECT_ID is missing. This is my mistake by not adding it to the example.
Change

NEXT_PUBLIC_APPWRITE_PROJECT_ID=

to

NEXT_PUBLIC_APPWRITE_PROJECT_ID=hp-main
